【Introduction】
Welcome to PropertyCoco (椰子帮), a property information platform in Singapore. We take the protection of your personal data seriously and process personal data in accordance with the Personal Data Protection Act 2012 (the "PDPA") and other applicable laws.
This policy is issued by BANDA TECH (SINGAPORE) PTE. LTD. ("we", "us" or "PropertyCoco") to explain what personal data we collect, how we use, disclose, store and protect it, and the choices available to you.
Please read this policy carefully before registering or using our platform. By using the platform you agree to the collection and use practices described in this policy.
1. Our Services
PropertyCoco operates a property information platform in Singapore that enables users to: publish and browse rental, sale and shop listings; view new launch projects; view verified agents and their listings; publish whole-unit rental requests (for contact by verified agents and landlords); and apply for agent, landlord and other identity verifications and related value-added services (collectively, the "Services").
2. Personal Data We Collect
We collect only what is necessary to provide the Services, including data you give us and data generated through your use of the platform.
(a) Data you provide
- Account data: mobile number, password, nickname, profile photo. The mobile number is used to create and access your account and to receive verification SMS.
- Verification data: when you apply for agent, landlord or other identity verification, we may collect your name, contact details, professional registration details (such as your CEA registration number and registered agency), company information and supporting documents. This is used for vetting, for public display (limited to professional details you agree to publish) and for legal compliance. Some verification services are paid, in which case billing information may also be required.
- Posted content: property listings (address, photos, price, unit type, size, facilities and description), rental requests (preferred area, budget, move-in date, lease duration, number of occupants, pass type, description) and any contact details (phone, WeChat or WhatsApp) you choose to provide. Content you post is public and will be displayed on the platform as you direct.
- Communications: information you provide when contacting our customer support or agents, including descriptions of issues.
- Payment data: when you purchase verification or value-added services, payment is processed by the licensed payment channel you choose. We do not store card numbers or payment account credentials.
(b) Data generated automatically
- Device and log data: IP address, browser type and version, operating system, language settings, access time, pages visited, search terms and referrer, used to keep the platform secure and improve the Services.
- Cookies and local storage: login state, language and preference settings — see Clause 4 below.
- Location: only when you authorise it and use features such as maps or nearby listings may we process approximate location. Declining authorisation does not affect basic use of the platform.
Where other personal data is necessary for platform security or to meet legal obligations, we will inform you at the relevant point of collection.
3. How We Use Personal Data
- To provide, maintain and improve the Services (including display, search, matching and delivery of listings and rental requests);
- For authentication and security risk control: login verification, anti-fraud, abuse prevention and account security;
- For verification review and cross-checking of professional registration (e.g. a CEA agent's registration status);
- For customer support and dispute handling;
- For fee settlement and related billing (where applicable);
- To comply with Singapore law and regulatory requirements (including the PDPA and requirements of real-estate agencies and regulators);
- To conduct anonymised and aggregated analytics to improve our products.
4. Cookies and Similar Technologies
We and our authorised service providers may use cookies, local storage and similar technologies to keep you signed in, remember language and preference settings, and detect abnormal access. You can manage or clear cookies through your browser settings; some features (such as staying signed in) may not work properly if you disable them.
5. How We Disclose Personal Data
We do not sell your personal data. We disclose it only on a "need-to-know" basis and in the following circumstances:
- Disclosure by your own posting: when you publish a listing or rental request (including contact details you choose to include), you agree to its public display on the platform and accept that it may be indexed and cached by search engines. Where you have not separately authorised otherwise, the platform displays the poster's nickname in a masked form (such as "Anonymous Renter") and does not publicly show non-essential identity details such as occupation;
- Service providers you have agreed to: technical service providers necessary to provide the Services (such as SMS verification, messaging, mapping, analytics and payment channels). Such providers process data only within our instructions and are bound by confidentiality;
- Legal requirements: disclosure required by applicable law, court orders or regulators (including the Personal Data Protection Commission);
- Business transfers: in the event of a merger, acquisition or asset sale, personal data may be transferred as part of the transaction, and we will notify you in a reasonable manner.
Restrictions on third-party scraping: Publicly posted content is authorised solely for indexing by search engines and for access by AI and tool crawlers that we have authorised within the scope set out in robots.txt (see the anti-scraping clause in our User Terms of Service). We do not permit any third party to bulk-scrape, copy or redistribute platform content without authorisation (including using scraped data for model training or resale), and will take technical and administrative measures against abusive scraping.
We may engage authorised affiliates or service providers (such as hosting or support providers) to process personal data on our behalf; their processing is governed by this policy.
6. Storage and Protection
We apply reasonable administrative, technical and physical safeguards, including access controls, least-privilege principles, encrypted transmission (HTTPS) and routine security reviews. Personal data is retained only as long as necessary for the purposes described in this policy. After you close your account or withdraw consent, we will delete or anonymise the data within a reasonable period, except where retention is required by law (for example financial and tax records).
The internet is not absolutely secure. Please keep your password safe and contact us immediately if you suspect unauthorised access to your account.
7. Your Rights
Under the PDPA you have the right to:
- Access: request information about the personal data we hold about you;
- Correction: correct inaccurate data (you may also edit your profile after logging in);
- Withdraw consent: withdraw consent to a processing activity at any time (without affecting the lawfulness of processing before withdrawal);
- Close your account: contact us to close your account; we will then handle your data as described in Clause 6.
You may exercise these rights through the contact details below. We will respond within the period required by the PDPA (usually no more than 30 days). In limited circumstances we may charge a reasonable fee or decline clearly unfounded requests. If you are dissatisfied with our response, you may lodge a complaint with the Personal Data Protection Commission (PDPC).
8. Minors
The platform is intended for users with full legal capacity. We do not knowingly collect personal data from individuals below 18 years of age. If you are below 18, please read this policy with your parent or guardian and use the platform only with their consent.
9. Changes to This Policy
We may update this policy from time to time. Material changes (such as changes to the categories of data collected, purposes of use or disclosure practices) will be notified through prominent means such as on-site announcements or page notices. The "Last updated" date at the top of this policy indicates when the latest version takes effect.
