PropertyCoco User Terms of Service

Welcome to PropertyCoco (椰子帮)! Before using our platform, please read these User Terms of Service (the "Terms") carefully. By registering, logging in, posting content or otherwise using the platform, you confirm that you have read and agree to be bound by these Terms. If you do not agree with any part of these Terms, please stop using the platform.

1. Definitions and Operator

The platform is operated by BANDA TECH (SINGAPORE) PTE. LTD. ("we", "us" or "PropertyCoco", registered address: IOB Building #03-03, 64 Cecil Street, Singapore 049711). "Platform Services" means the property information publishing and browsing, matching, identity verification and value-added services we provide through the PropertyCoco website (including propertycoco.com) and other service endpoints operated by us.

"User" means any individual or entity that registers or uses the platform; "Poster" means a user who publishes a listing or rental request; "Agent" means a user verified by us with a valid real estate salesperson registration under the Council for Estate Agencies (CEA).

2. Description of Platform Services

The platform is a property information intermediary providing the following services:

Publication, display, search and contact for rental, sale and shop property listings;
Display of new launch project information;
Display of verified agents' professional information and listings;
Publication of whole-unit rental requests, enabling agents and landlords to view and respond; and
Agent, landlord and other identity verification and related value-added services.

The platform only provides channels for information display and contact. It is not a party to any lease or sale contract and does not guarantee user conduct beyond listing authenticity (including offline negotiation, contracting, payment or performance between users). Property information is provided by the poster, who is responsible for its truthfulness and lawfulness; rental requests are filled in and the content is the responsibility of the poster. Any offline transaction concluded after users connect through the platform shall be carried out and borne by the parties themselves in accordance with Singapore law.

3. Account Registration and Security

You should register with a real, valid mobile number. You undertake that:

Your registration details are true and accurate, and you do not impersonate others or use their identity or contact details;
You keep your account, password and verification codes secure, and bear losses caused by your own failure to do so;
You do not lend, transfer or rent your account, or use it for unlawful purposes;
You notify us immediately upon any unauthorised use of your account.

Before an agent's professional information is displayed, the agent must pass our verification review; you agree to authorise us to cross-check the professional registration information you provide in accordance with the law. Processing of personal data for verification is described in our Privacy Policy.

4. Posting Rules

When publishing a property listing or rental request, you must ensure the information is true, accurate and does not infringe the rights of third parties, and you undertake that:

The property genuinely exists and is available, and descriptions such as price, unit type, size and facilities match reality — no false or stale information designed to mislead;
You do not post unlawful, false, fraudulent, harassing or discriminatory content, or content that infringes others' privacy (including without limitation names, phone numbers, addresses or photos of others);
You do not post content unrelated to the property platform or use variant characters to evade review;
Rental requests reflect your own genuine needs, and you do not misrepresent others' needs to obtain contact details;
You comply with Singapore laws and real-estate agency regulations and do not engage in unlawful subletting, fraud or similar conduct.

Content you post publicly is deemed to be consented by you for public display on the platform and for indexing by search engines (see our Privacy Policy). To protect privacy, the platform displays rental-request posters' nicknames in a masked form (such as "Anonymous Renter") by default and does not publicly show non-essential identity details such as occupation.

5. Review and Enforcement

To maintain information quality and protect users, we may (but are not obliged to) review content before or after publication, by automated or manual means. Where content is found or reported to violate laws or these Terms, to be false, to infringe third-party rights, to be low-quality duplicate or bulk content, or to involve fraud, harassment or other misconduct, we may delete or take down the content, restrict relevant functions or suspend the account without notice. We may report suspected unlawful conduct to the competent authorities.

6. Verification and Paid Services

Some identity verification or promotional features are paid services; fees, scope and validity are as stated on the relevant pages. Please read the page details carefully before payment; completing payment constitutes acceptance of the stated terms. Except as required by law or otherwise stated on the pages, paid services already activated are not freely refundable; where a service cannot be provided due to our fault, we will handle it under the applicable rules. 7. Acceptable Use

You must not use the platform to:

Infringe the life, property, privacy or intellectual property rights of others;
Post spam, manipulate ranking, or scrape platform data at scale;
Exploit vulnerabilities or disrupt the platform's normal operation, or attack its servers or other users' accounts;
Collect other users' contact details by any means for purposes outside the platform (such as harassment or unsolicited marketing); or
Engage in any other conduct that violates laws or public order.

Anti-scraping and use of data: Content on the platform (including listings, rental requests, statistics and page data) is authorised solely for indexing by search engines and for access and use by AI and tool crawlers that we have expressly permitted in writing or clearly allowed under robots.txt, in each case only within the authorised scope. Without our written permission, no third party may bulk-obtain, copy or redistribute platform content by crawler, script or other automated means, or use scraped data for model training, resale or any service competing with the platform. We reserve the right to take technical measures against abusive scraping (including access restrictions and IP/account bans) and to pursue remedies under the law.

8. Intellectual Property

Content displayed on the platform (including without limitation page design, text, graphics, logos and program code) is owned by us or the relevant rights holders. You may not copy, modify, distribute or commercially exploit such content without written permission. You retain rights in your own posted content, and grant us the necessary licence to display, store and protect it within the platform.

9. Disclaimers

To the maximum extent permitted by law, we are not liable for losses arising from: offline negotiation or transaction disputes between users who connected through the platform; service interruptions or data losses caused by third parties (including hackers, telecom operators or payment channels); losses caused by your failure to protect your account; or force majeure (including changes to laws and regulations). We do not guarantee that user-posted information is fully accurate or continuously available; users should verify important information themselves (such as title, rental eligibility and fee structure).

10. Changes and Termination

We may revise these Terms from time to time to reflect legal changes or service adjustments, and will notify you through prominent means such as on-site announcements or page notices. The revised Terms take effect on the date stated in the notice; continued use of the platform constitutes acceptance. If you materially breach these Terms, we may suspend or terminate your access to the Services; account closure is handled under our platform rules.

11. Governing Law and Disputes

These Terms are governed by the laws of Singapore. Disputes arising from these Terms shall first be resolved through friendly negotiation; failing which, either party may submit the dispute to the competent courts of Singapore.
